Maintenance Troubleshooting

  • Problem: Air conditioner not cooling

    1. Check the air filter to make sure it is clean.

    2. Check the breaker

    3. Check batteries in the thermostat

  • Problem: No hot water

    1. Check breaker (if electric)

    2. Ensure pilot is lit (if gas)

    3. Ensure no leaks. If there are any leaks, cut the water off to the heater.

  • Problem: Toilet won’t flush (only considered an emergency when only having one toilet on premises.)

    1. If plunging isn’t successful, ensure all other drains are draining to check for septic issue.

    2. Cut the water off at the back of the toilet.

  • Problem: No Power

    1. Check breaker

    2. Call Alabama Power at 800-245-2244

  • Problem: Smell Gas

    1. Call Spire at 800-292-4008

  • Problem: Beeping smoke detector

    1. Change 9V batteries in smoke detector

  • Problem: Carpet/Flooring Wet

    1. Locate water shut off valve at the road.
